3100 Weslayan has been an iconic Upper Kirby/River Oaks office building for over 50 years, and for the last 30 years, it has been home to Berkeley Eye Center, Houston’s leading eye care clinic and surgery center. Hartman acquired the building in 2007, and since then has made significant investments into the building, establishing the property as a coveted space for a variety of tenants. Thanks to Hartman’s expertise, Berkeley eye center, which occupies 35% of 3100 Weslayan, is in the process of renewing its 8-year lease, highlighting its long-term commitment to the property.
With Berkeley as an anchor, and 70% of the existing inline tenants being medical related, Hartman has officially launched its efforts to convert and promote the property to a premiere medical office facility.
The property itself is a four-story, 78,087 square-foot medical office building located in Houston’s Greenway Plaza. The property boasts significant curb appeal with minimal deferred maintenance and features a beautifully designed exterior with courtyards and patio areas. Its interior offers abundant natural light and high-quality amenities. Currently, 3100 Weslayan is 78% occupied with 26 tenants.
Hartman Properties is leveraging successful leasing momentum to advance its business plan for 3100 Weslayan. The strategy includes repositioning 6,000 square feet of vacant space and developing a turnkey, spec suite targeted at high-image medical users. The projected build-out and space absorption timeline is less than six monthsHartman has engaged the Medical Leasing team at Transwestern is working to lease the spec space. The goal is to achieve a 90% occupancy rate and stabilize by the end of the year, Hartman is already in conversations with a handful of potential medical tenants.
